Hi,

I'm a full time attorney in the Denver metro area. I have set up to capture and preliminarily screen probate leads. I'm getting a consistent lead flow each week. However, due to spouse not being sold on REI, I don't have a huge budget to mail the leads consistently, as they should be. I am therefore seeking a partner to capitalize on these. My first preference would be for a flip, with wholesale/rental as secondary options.

What I bring: I have a consistent source of leads.  I can organize the mailings, take calls, view properties, and help with project management.  I am a licensed broker, so I can list the house for sale.

What I need: someone with the funding to pay for mailings.  If you have access to funding to actually fund purchases, that's a bonus.  Someone to help with taking calls, viewing/comping properties, and project management.  I can't be there all the time since I have a day job.  If you have a network of contractors, that's a huge plus.

If I can't find anyone who is a good fit for partnering, I will be looking for someone to just buy the leads.  I just hate to see them go to waste!  Don't really know what price will be, it depends on how much work you are willing to do to sanitize the list, or whether you want me to do it for you.

@Andrew Callahan I agree with many others.  Sell.  Also, your net profit won't be rent - mortgage.  Google the 50% rule.

Yes!  They're called attorneys.  The one Holdman suggested is well known.  I have very serious doubts that a PM can appear in court for you.  Especially if they are not YOUR PM, that sounds a lot like the unauthorized practice of law to me, but what do I know.

If it were me I'd get an attorney, no question.

@Russell Gronsky I don't think you're really looking for a RE attorney but a business formation attorney.  RE attorneys generally work more on the deal side of things.

@Larry Glenn as someone else pointed out, there is a big difference between response rate and deal rate.  The former may matter in some cases, but I think the real focus should be on $ spent per deal acquired, or cost of lead acquisition.

As others have said, there are different procedures depending on exactly what you are doing.  We do these all the time.  There are strict time limits associated with filing the lien (especially if it's a mechanic's lien) as well as filing the suit to foreclose on the lien.
