Good morning everyone in the BP community!

My questions today are about land contract and their interest rates.

If I have a finiancier that happens to be a family member that is willing to pay everything up front for a property and then will sign a land contract with me to take ownership of the property in a few years, what do you guys think?

What's the average land contract rate, what's a good rate, what might be a bad rate?

Is this a good way to finace a deal if I am still in college and am not working full time yet and only have enough for a downpayment? Is there anything I should be wary of?

Is getting into business with family a little dicey?

Any information is welcome and appreciated!

@Keith Jourdan congrats on the successful rehab, the place looks awesome, especially comparing the before and after photos! Do you ever do any investing in the Grand Rapids area or exclusively on the east side of the state?

My bosses are making the trip down to Orlando for it as well and at the same time I will be working the booth at our own local Home Expo so I am very excited.

If so, what are you hoping to achieve through attending? Education, networking, motivation?

@Robert Nason Are you often presented with two hours worth of property management issues every morning? If so, is this because your property management is in house? 

And if you're golfing 18 holes everyday that is the type of work schedule I could get used to haha. How are you able to get everything done in only two hours? 

I am also a big golfer myself so I love the designated golf time! If you're ever in Grand Rapids, Mi I would bring you out to my local track.

@Jay Hinrichs I want to start off by saying that podcast #222 was the first or second BP podcast that I listened to and I can confidently say that podcast is one of the main reasons why I have continued to listen and explore BP; for that I thank you. (Also thanks for posting on my thread)

Is BP the only website that you visit during your internet usage following your morning coffee, or are there some other websites you enjoy perusing? 

What type of things happens after 5pm? Do you continue to get some work tasks taken care of or do you exclusively take time for you and your family? 

@Nick Meister I have thought about that! You're right though it wouldn't be a bad place for some potential student housing, I will have to do some research into their market and see what I believe it will be like in a few years because more than likely I would want to sell once I graduated. 

Ahh thank you for clearing that up for me, what about you Nick, which are you drawn to more, Residential or commercial?

Not a big fan of phycology of motivation. You either have it or you don't, If you have to work at it you don't have it. 

What happens after someone works at it for an extended period of time and they eventually adapt to being motivated, what then? 

Are you saying that if they had to put in the work to become motivated, and do become motivated, then it doesnt count; no matter their success? 

*Im not trying to start an argument, I am intrigued as to why you think that is.*

 Definitely gets you started on the right foot, earlier in this forum Coco recommended podcast 157 and they touched on that a bit how waking up and being active is a great way to start your day and get the energy flowing and lets the productivity begin!

Is it a free weights specific workout or what kind of a workout do you put in?
