Was the REO going to be a flip, or what was the plan with that?

Hi Alaska, 

Thank you! The plan for the REO was going to be a "Contractor Special". I'm not sure if you have experience with tax liens or tax deeds, but Michigan is a tax deed state. After a property owner is delinquent on property taxes longer than 3 years, the county takes control of the property. They then issue a tax deed on the property at a fraction of the properties value. I was going to sell it for 3-5K above buying price (which was still about 30% below market value) for a 50% profit. My partner in the deal, who was my lender, had to back out for personal reasons. It was a great learning experience though!

If you're in the "find a mentor who knows everything and build value for them anyway I can think to" camp, come to the AZREIA meeting  and announce your intentions as such: if you actually mean it, you'll leave with several options. 

If you consider yourself a beginner investor, or would like to network with a few people who do, feel free to also pop by the regular meetup I facilitate on the first Tuesday of every month. Hello Everybody,

I'm Ethan, I'm 27 and I am relatively new to REI. I have helped with a fix and flip here in Tucson, almost bought a REO in Michigan, bought some tax liens in Apache County, AZ and have done a lot of reading on all things real estate. My brother and his wife just bought their first home. I may have an opportunity to work with them on a rehab there. My mom has a lot of equity built up in my old childhood home, so that's an opportunity I'm excited to explore. I have a buddy that is an agent so I'm trying to work with him to be able to gain MLS access as an unlicensed assistant.

My short term goal currently is to find a mentor in the area that I can meet with and learn as much as I can from. I look forward to meeting all of you!
