Post: Young Wholesaler in Need of Advice

Hey guys, I'm 17 years old but I have been JV with other wholesalers and have a trusted adult sign off for me. The main motivation for me getting into wholesaling was the fact that I need capital to get into long-term rentals. I have been very successful at the role I'm in now of finding leads, using deal machine and podio to run it at mass and cold call them and my skills have been tuned up a bit through that. I've studied doing this to do on my own more than anything though, not just JV. Learned what it takes to start an LLC, learning the basics and how to fill out contracts, finding cash buyers and etc. I am starting to have faith that when I turn 18 in about 53 days of writing this I have a good clue on what it takes.

Although I am starting to feel more confident, I know this isn't a quick rich scheme in any way. I know for a fact i'm going to run into many many more things along my journey that i'm going to run into. My question is if anyone knows of any wholesale meetups and groups I can join to start networking because that is going to be one of my flaws starting out and I want to work them all out so I can become successful. I have decided i'm not going to be pursuing college, only will be pursuing a real estate license. But for my education through stuff like school is about to come to an end, so I really only have one shot at this or else you can catch me working at a Mcdonalds somewhere in charlotte NC.... 

My goal is to get this ship off the ground and save almost all the money I make from wholesaling to invest in cash flowing rental properties, so once I do make these deals and become successful and circumstances were ever to change for whatever reason, My income isn't only fixed on my ability to "Get a deal" to go through.

Anyone willing to toss me a bone on this will be valued more than you'd understand. I'm taking all the advice, good or bad, to heart and really soaking up anything I can because being this young it is more important than ever to do so.

You need to reset your goals. Why do you want to be like Grant Cardone? Have you done the full research on that? Do you want to be rich or successful? Those are two different things. Rich doesn't last, successful does.

You are young and motivated which is awesome, but you are chasing the wrong thing. If you are already good at finding and tracing deals and owners, use that skill to leverage with other investors who want more deals. Go to real estate meetups and collaborate. Change your mindset to giving and learning, not becoming a false idol.

Hey guys, my name is Ethan Thomas. I've had Bigger Pockets account for a little over a year now, and have been watching their videos since I was younger.  as I have always been very interested in Real Estate ever since I was a young teenager. It started off with me discovering Grant Cardone, I got to talking with my Dad about how much I would love to be like him someday and follow his real estate journey. Turns out that my Dad had his books and even got one signed by him and he handed them over to me. Ever since then I've been hooked. It's a true dream of mine to get into real estate. 

I am 17 now as of writing this, and I turn 18 in late July. Being so I realize, I can sign the Big Boy contracts coming soon. I was posting to see if there is anybody is experienced in this field to give me any solid advice, even if it's just a sentence long. I am going to read every single one and try and soak up as much knowledge as I can about what type of Path I should follow to become a successful real estate investor. 

I am looking into wholesaling now, as I am still trying to save up capital as of now. I work with a tiny group of men and we wholesale vacant lots across Charlotte, NC and Texas. All I do though is just find leads through propwire, download them and skip trace them, give em a call and see if they're interested in a cash offer and if they are, just move them down the ladder to the next guy. I am basically just a Lead finder.... and the only thing I know is how to do those simple steps because that was all I was instructed to do and learn. I would love to learn how to do ALL of the process and instead of small commission on a JV contract, to be able to do this all myself and start my own LLC... But I have a long way to learn before that ever happens.
