That's kind of what I did today. I reached out to the contractor I used in the past and asked him how he came up with his estimates. Using the info I gathered from him and the website homewyse, I made a quick estimate spreadsheet making sure to include every item that might need to be fixed or replaced in a rehab. Am I headed in the right direction?  @Greg Dickerson

thanks @, did you use any websites or apps to come up with your cost per line item? With me not being familiar with the cost of labor to do these items, I was curious to see how one should go about accurately estimating those cost.

What are some things that have worked for you guys when first developing a rehab cost spreadsheet?

@Jason Dillard that would be great! Would you happen to know any firms in or near the Greenville area that have agents that specialize in helping investors with single families? Also, if you were starting out and targeting Greenville, what areas would you look at?

@Tony Angelos your absolutely right, I have little experience with running numbers. I do have contractors and inspectors I’ve used in the past on who have been great, but currently don’t have and lenders. Thanks for sharing your advice

@Jesus Roman thanks for your response, my goal tomorrow will be to reach out and try and set up at least one meet up with an agent. I know I need to just go for it, my wife and I did a live and flip so that we could have money to invest. Hopefully we can make something happen in the next couple of months

Looking for BRRRR properties. How should I go about analyzing deals to make sure they are going to work? Should I consider using a realtor until I'm comfortable enough to make these decisions myself? Also what has worked with you guys when first investing and getting over that fear of making the first purchase?
