Thanks, Jim. Turns out, we won't be doing a deal on the property. My wife was also referred to Robin. Will definitely keep them in mind for the future.

Know of any good ones that cover the area? We may be picking up a duplex in Winchester and may decide on having a PM handle it because of distance and area knowledge. The house was built in 1945, but in solid shape. Both sides currently occupied and will be empty when we close, which likely won't happen until some time in July.

I stumbled across ZipAtlas the other day while looking into vacancy rates. Not sure where they get their data so YMMV. Still, might be worthy for comparison. Here is one example of the their occupancy numbers for zip code 46201
