Thank you for sharing your knowledge and experience with me; I will make great use of it. I'm so glad there are people like all of you to answer these questions I have. I have set a goal to purchase my first rental property by the end of the year; I've got a lot of time to spend learning and searching for homes.

Note: If you think this goal could be improved upon or have any information that could potentially help me please let me know. Also, to answer Carlos' question I'm looking in Northern Virginia (more specifically Manassas).

Hi everyone! I've been looking on sites such as Zillow.com and Realator.com in order to practice analyzing potential rental properties, but I haven't found a property that provides positive cash flow yet (unless I lower the price I would have paid for the home significantly). How do you know if a home or the general market is overpriced/ overvalued? Also, how would you recommend I find the best deals on homes whether they're in my area or not? All responses will be greatly appreciated.

I'm new too investing in real estate...new as in I started to learn more about it within the past month. Wholesaling has interested me, but I'm not sure how to find any local investors who would buy a property from me. Where can I go to find the buyers? I'd really appreciate any guidance on this topic. Thanks!
