Hello everyone! My name is Ethan Allen, I'm 20 and I live in Olympia Washington (yeah, just like Brandon! We should totally meet up Brandon if you are reading this!) but will be moving to Maricopa Arizona within the next months. I come from a large family of 7 boys, 3 girls, and 2 parents! From young age I was taught the value of saving, being smart with income, and hard work. I have been working a job since the age of 7. Whether that was gardening, watching dogs, or some other type of yard work you would find me doing it. Since we were such a large family, my parents couldn't afford much, so if I wanted something I had to get out there and earn it for myself. I graduated highschool with my HS diploma and a general AA degree, but I didn't know what I wanted to do and got the first job I could and have been working it since. 

A few weeks ago I was reading about wealthy people and it always came back to real estate. So I started watching some videos of Stephen Graham on YT and was inspired by his stories and success. Then he plugged BP and I started listening to the podcast on Spotify. I have roughly been listening for about two weeks and I'm on episode 27! But I'm concerned that some of the advice might be more relevant to our current markets if I were to listen to more recent ones...however that's not what I'm trying to say. Hahaha, lets get to my goals! 

For my short term goals I want to 1. Begin my journey by saving up and gaining knowledge through reading and BP while still in Washington 2. When I move to Arizona to apprentice under a local investor and then buy a multi-family home and live in one of the units 3. Decide which path I want to take through hands on experience with said Mentor. I want to mostly buy and hold by using the BRRRR method, but I'm definitely open to whole selling or flipping depending on the market or if I need to build more capital.

For long term goals I 1. Want to build up enough passive income to either find a job that I really enjoy and work it and real estate at the same time, or just do real estate full-time. 2. Own 5 properties by 2025 3. Ensure a scale-able business 4. Create generational wealth for my future children and their children to come 5. To improve neighborhoods and create strong and well connected communities wherever I take my business.

As my first property I've been thinking about what I want to do (as far as buy and hold goes). I've heard some content suggesting to buy into a development at the beginning due the builders raising property value by 2k per 5 properties, thus creating a vast amount of free equity within a few years without doing anything to the house. I would then house hack and rent out the other rooms. My other idea was to buy a multi family home, live in one unit, rent out the others, and create equity by putting money back into the property. Of course we assume the numbers make sense for this property. Under the ideal circumstances, what are your guys' thoughts on each option?

Hello guys! I'm very excited to be here. I recently started listening to the BP podcast and after hearing to Josh plug the sight so much and all the praise people have to give I've decided to start studying and become an active part of the community here.  I am only 20 and decided a few weeks back that I am going to give my all to real estate. There are a few reasons I chose real estate. 

1. I enjoy working with people, my hands, and bettering the community. 

2. It's a great long term investment

3. After reading about multi millionaires I kept on coming back to real estate

4. I want to create a better lifestyle for my family, myself, and future kids.

5. I want to create a generational wealth

My plan is to mainly buy and hold. I am beginning this by saving up for a downpayment and light reno On my first property. In the meantime I plan on getting my real estate license and apprenticing under a local investor in order to further expand and strengthen my foundation. While in this process I want to outline my criteria for finding and creating cash flow positive properties. Eventually I would like to try my hand at flipping, however my goal is to gain a decent amount of passive income and invest in local communities first. I'm sure I might find myself doing a flip here and there when the deal makes sense, but my main goal is buying and holding.
