New OOS investor in Muncie, IN. Closing on 1st home for a long-term rental. How soon can I use the rental income to count towards my DTI and finance another home? I have enough for a down payment, but thinking my DTI is too high with my recent purchase. Any other creative financing options the bigger pockets community have tried to finance 2nd, 3rd or 4th home? Ideas welcome!

Thanks! I’ll have to look into zoning - didn’t even think of it. Currently it’s a duplex with 1 bedroom each. Good suggestion on looking at doubling up, and making full rent due. Appreciate the advice!

I'm an OOS investor currently looking into a duplex near a state university in Indiana. Tell me stories of the good, bad, ugly of marketing to/attracting college students? What should I be prepared for? How does it impact finances during "summer" months (if at all)?

Hey Michael, this was very helpful. Also helps verify that accuracy of my agent's view on Muncie as well. 

I'm looking at a duplex in technically "student," area on Wheeling street. How do you feel about rending to college students? Also, do you work with any good contractors or PMs?
