@Nathan Gesner please don’t have any attorney that you can recommend. I am based in Edmonton, Alberta. Thank you. 

They are still owing half of December 2024 rent and full rent for January 2025. I was told that they will make the complete rent payment in mid January which I think it will be a lot for them to pay at once, since they have defaulted in the rent consistently for 3 months now. 

Hello everyone,

Please I need an advise on what to do. My tenants moved in September 2024and has been defaulting in paying rent from November 2024. They are still owing December rent and have informed me that they will not be paying January rent until Mid January 2025. Should I give them an eviction notice as I am scared that they will not move out and end up not paying the rent. I am new to real estate rental property. Thank you.
