Thank you so much guys, I closed on the house yesterday, financed by the seller and with 1st month interest waived. I am excited and nervous for this first deal! Wish me luck..

Wow! Thank you so much Charles, I didn't know one could negotiate these much. (#knowledgeispower). My attorney is working on the promissory note and the seller's attorney is suppose to draft the mortgage tomorrow. I will try and have them include  the suggested clauses.

Please can anyone share a sample of a contract that can be use for seller-financing deal. I got a property under contract and the seller wants to finance it but neither of us knows how to execute it.

Has anyone here used self directed IRA as down payments for rental property of any flipping deal? I just read an article about using a self directed IRA for REI, but am not quit sure how it really works. I have some money in my 401k and I am considering using it fund a project.

So here is the story; I have been talking with a fellow investor here, he offered that I invest $10k into one of the properties that he's working on and we sign a deed of trust and that he will pay me the $10k plus 15% in two months, the plan is for him to work me through his process and strategies, connect me with other specialist( hard money lenders, contractors, agent and so on) that he's been working with. I am a newbie, and I wanted an attorney to draft us a legal binding document before I commit to the deal.

Please what do you suggest I do in this situation.
