Post: Deposite cash while qualifying for a mortgage

I'm in the same situation.  Some money in bank account and the rest from emergency fund.  Banks will usually ask questions if you deposit a large amount. We've found it easier to make small deposits, leaving a decent length of time between each one.  Once we get all the money in the account, we'll begin looking for a rental property. It might take a while, but then we're not in a hurry.

Just began the first step towards investing.  My parents house in MI has been placed on the market to sell... my share plus what I already have saved up will be re-invested in my first rental..  

After going through all the states (virtually), we have narrowed our choices to mostly the Midwest (IL, IN, MI) and NY.   Since these states have many affordable houses.  I have found what seems to be good PM teams in these states as well. That way, when the time comes, I'll be ready.  

Now, all I have to do is wait, till the house is sold. Hopefully, it won't be too long. ( I know, a house is not an asset. Don't count your chickens before they hatch!)

Mostly, it is age.... (63).  I wonder if it is too late to start.  Not much room for error.  Second, would be lack of capital.  (Working on that).   Thirdly, just the feeling that maybe it's too late in the game and we should have started sooner.  Last, but not least, is not being able to see myself as an investor. A would be investor, or future investor, maybe.  But not the type of investor that is referred to in BP.   I can't relate to that. Maybe everything will change once I buy my first rental.

A few months ago, my father passed away leaving my siblings and I with a house in MI, and some other assets. After 2 months of work done mostly by my brother, the house has been brought up to code and is ready to be listed. We are all excited, and hoping that we're not too late for the hot market. We know that a house isn't an asset and that it might be a while before it is sold. But who knows. This will bring me one step closer to my goal of starting off in REI.

(I know, don't count your chickens before they hatch.)

I have to admit that there are very few people who I've shared my passion for REI. Quite simply, because many can't afford to invest. It's more like the fox with the grapes fable. Because he couldn't reach the grapes, he said they were sour. Because they can't afford to invest.. many are struggling to make ends meet, they find many reasons why we shouldn't risk our money.

By not panicking.  It won't be the first time this happens, nor the last.   Like you said it's a cycle.

To be able to retire comfortably. To try to fill the hole that the austerity measures with pension cuts have left.

I have a teacher's certificate in Teaching English as a Foreign Language in Greece. Totally unrelated. I used to do private lessons. Now, I am currently retired. My husband is a hair dresser and has his own business.

We live in Greece.  The real estate market here is stagnant at best.  The economy is still deep in a 7 yr. depression.  To make things worse, there have been capital controls placed on banks.  That had the effect of scaring off any potential investments.
