I find a Triplex property for a price of $300,000

there are the details of the property.
Great Investment Opportunity! This triplex is the investor's dream! FULLY leased out for a total rental income of $3, 115 (Unit A is $1000 plus (150 utilities), Unit B is $870 plus (100 utilities), Unit C is $995 (utilities included), no HOA, No Flood Area, and low yearly taxes for a more attractive CAP rate!. Each unit features 2 Bedrooms and 1 Bath. All 3 homes have been beautifully updated in 2019 and 2020, NEW Roof installed in 2021, NEW PEX plumbing throughout 2020, NEW electrical throughout 2020. Spacious 9060 sqft lot.

My question here is how can I calculate if this deal is worth it, as a first-time homebuyer, and if is what steps can I take to get into the deal, without the 20% for this deal.

My plan is to have my tenants pay for my monthly payments and make some cash flow out of it. But I haven't decide which one is better options, and can FHA loan work on a multifamily?

Hey Guys my name is Esteban, I'm new in all of real state I been listening the BP pop cast and the rookie pop cast as well, I'm really interested in start in this world of real state what are the books that you'll recommend for start, and also I live in the Houston area if there is anybody that can help me to get in all this I'll be happy to do my best on in, I know plumbing pretty well, also some HVAC knowledge. Recently I did a job in the Pearland area I manage to have a conversation with a customer and he is interested to sell his house, is a two story house have 3 bedroom, and 2 baths doesn't look in good condition, but I think this is a flip house, also the customer just had it install a Furnace and a new water heater. the customer happily provide me with his phone number and his address. I can provide the rest of the information if anyone is interested in this house. thanks guys
