@Account Closed I would love to start out that way how ever this is what I have to work with. I will be hiring an attorney to draft a contract so that I may protect my self legaly and of course keep doing my due diligence. I figured if all else fails I'll be 1,000 down or end up paying the 15,000 out of my pocket and have a building I can eventually turn into my residence. As far as holding costs go taxes are 1500 yearly wich would be my biggest expense. So I would be able to slowly work on it.

Awsome advice Daniel! I will definitely look into getting a appraisal done as the deal gets closer to closing. I originally believed a BPO would  suffice the banks.

Thannks Daniel for bringing that to my attention. I will definitely have to look in to that. As far as an exit plan goes I would either whole sale, rent out the building as storage, lease it to some business or build home and or a couple apartment

Great I'm really excited looks like every thing will work out. Do you recommend any hard money lenders that would be willing to work with some one who is starting out like me?

Thank you Patrick I really appreciate it! So once I build more equity into it can I then refinance again and put it back in to the property? Or is there a certain time I must wait to be able to refinance again?
