@Michael Haas The only thing with trying to house hack in WA is that there is nothing that I can afford in the surrounding areas of Seattle like Renton, Tukwila even Burien and SeaTac are starting to get really expensive as well. or else I would have loved to househack or even the brrrr method just so hard to find deals or places.

Yeah, your right about that I definitely feel that I will need a partner if the numbers for the apt complex turn out well but that's also why I brought the topic to BP to see what you guys think and also some for some feedback on my thought process. but I definitely agree with what you are saying.

WOW, that's a huge building I can see why you say its more of a ship than a building.

what were some things that you looked out for in the buildings that you pursued or may a key factor that helps to give you a better grasp of the deal or it potential.

The property that I saw was located in GA so I'm not sure if that would make the cost per unit more or less.

I will definitely check out that spreadsheet and see how the number pan out.

on your deal are you going to have to renovate all or some of the units also if you don't mind me asking.

Thanks, Freeborn actually I am looking to invest outside of WA because I would like to get into multi-family or small apartment buildings and things on the east coast are relatively cheap so I feel a lot more attainable for me. I'm actually looking a 20-unit apt complex that going for 1.5M but it needs a lot of work in all of the units so hoping to get that price negotiated down or see if there is a deal that can be worked out with the owner as far as owner finance or something along those lines I want to exercise all the options that I have where I would be able to use the help of others and also have something to offer them.

Just curious about how some people have handle apartment deals where they required rehabs. 

what were some trials you had to overcome? 

would you buy another apartment complex that required work or more of a turn-key setup?

Hey BP community I curious about how you guys might find funding for a distressed apartment complex that 20 units in a quiet community but would probably need to do some TLC on all units the selling price is 1.5 million which I think could be negotiated down just because of the work that needs to be done to it.

How would you guys handle this or maybe just some tips?
