I have not tried bandit signs yet but I have heard it is very useful.

All in all, you should try a combination of different methods and see what works and adjust accordingly. In my case, after I am done with my direct marketing I will switch gears and post ads in local newspaper and also on Google.

As Martin mentioned you have to be ready when a call comes and know how to talk to the seller. If you are a little bit rough around the edges may I suggest to join the local toastmaster to polish your presence?

You can try a two steps direct marketing approach:
1) Send "yellow letters" I like to keep it simple:
"Hi NAME, my name is Enrique Ramirez and I would like to $ BUY $ your house at ADDRESS. Please call me at PHONE.

Please Call!

Thanks!
-Enrique"

Step 2) Wait 60 days then mail post cards to the recipients of the yellow letter reminding them you are still interested.

Is there a way to find out ahead of time the opening bid is? I was talking to the representative of the committed and he said he got this information the day before.

I went to an house auction over the weekend and when I got there found out the asking price the bank has set was unreasonable high. The price was at 95k for a property value at 100k (Based on similar houses in the area).
The property had about $3k worth of unpaid taxes. And the inside needs major work.

Is the bank irrational? or they are smarter than I am?

Hi Michael,

My wife used to work as a virtual assistant and clients used to pay a flat rate per hour; say 3 hours per day at 12.00 per hour. During this time she answered phones, emails, do research, an anything else the client wanted.

I m not sure what you call volume is but if you do it per minute it may get expensive as the VA could drag a conversation for a long time and charge accordingly. Furthermore, and it would be a nightmare for you to track the usage.

I m not sure about oDesk but my understanding is used mainly for one time projects. Have you looked into Elance?or BrickWork?

And depending on your budget, you could hired someone for one or 2 hours per day. The rest of the time you could manage calls using Google Voice. This service is free and when someone calls google transcripts the voice mail and email or text it to you. This way you can be on top of it at all times.

One last note about VA, make sure you give them a transcript of what to say in your behalf. They need to represent you in a professional manner.
