I feel, you didn't read my messages properly. This thread is not for bashing property management company or request people to even not use them. I have properties out of state so I can't get away without using them. This is to get information from anyone who was successful in getting funds back from property managers by any means and also request people not to give excessive funds to property manager. They already had my funds about 1000 to fix any problems in the unit which I haven't counted when I started the thread.

I am not saying anything bad about all property managers just the one who want to keep and runway with tenants money. I have other properties and when I approached the other PM now, he is fine with me having the tenants deposit. In fact he said it is less hassle for him if I keep the money. If the PM wants to keep all the tenant's deposit other than funds for property maintenance or repair, home owners need to be concerned.

Anyway, the property in Clovis is my first property, so couldn't negotiate properly.

This is my very first rental property. I see that they have included a mediation clause in contract and attorney fees won't be covered.

 I filed a complaint with DRE already.   I haven't received any response yet.

 Unfortunately, this is hearsay and we have no way of verifying. It sounds like you should contact an attorney.


 If you see the DRE's website, Samuel Singley licensed been revoked for almost 2 years now.  

I have called few lawyers, still waiting. I feel, I need to call someone who is specialized in real estate.  

What I feel sad is because of this couple being elderly, I have never questioned them.  They been very LAZY, will never call contractor or handyman if anything broke.  I had to call myself. Now, I see that that is a good indication that the property manager doesn't care.

I also went ahead and informed my tenants to check their credit history if anyone has opened unauthorized loans or credit cards.  I need to find an attorney, if anyone knows any attorney familiar with this kind of incident please email their name/number. 

In California property managers have real estate agent/broker license.

I had hired Omni Property Management (owner Samuel Singley) located in Clovis, CA to manage my property before two years. Before few weeks when I contacted him, his wife Joanne Singley told that they are retiring and our property will be transferred to new management company.

Now after 3 weeks, I realize that they transferred our file to new management company but our funds about 3500 been not transferred. They have cancelled their number and there is no response. After doing research on them, I found that their license been revoked before 1.5 years and they been working without license too.

 Is there a good lawyer who can assist, I understand that they have stolen funds from others too.

Two elderly couple STEALING several thousands from 100s of property owners/tenants. Whom can we trust anymore ?
