Hi Frank. I'm looking at a few markets outside of California and just want to get a sense of what the SFRs for sale there are going for in relation to replacement costs. Just one of the many relative metrics I think will give me some comfort as to where the cycle is in those areas.

Hello all,

Does anyone have a sense of what are total replacement costs for a SFR for certain markets? I guess just kind of a rule of thumb per state or major city would be interesting to know. Also, since construction is coming back and labor seems tighter, wondering how much all in replacement costs have risen over the last few years?

 Hi Daniel. Thanks for the reply! Certain out of state markets look more attractive than here in California because the return profiles of the properties seem better and the areas seem more landlord friendly (I'm thinking both operationally + lighter taxes/fees). Still, I'm always open to seeing an enticing proposition, especially if it's in my own backyard.

Hi everyone! My name is Efi and I’m a new (to real estate) investor from Los Angeles, CA. I’m an equity analyst by trade and my approach with stocks is to hold long term and focus on companies that exhibit value, high returns on capital and strong cash flows. One day it hit me, could this spill over into real estate? I asked my friend the same question and he referred me to BP and now I’m hooked. Such a strong community! My goals are to learn, build a strong team/network, and put it all into action through investing in buy and hold type rental properties – seems like I’m leaning out of state – of 4 units or less. Anyway, looking forward to making new friends, making some not too costly mistakes, and having fun!
