Is this property a foreclosure? If so I'm not sure the warranty from the previous foundation repair will transfer. I'm in the middle of rehabbing a foreclosure in San Antonio that had previous foundation repair done and the warranty didn't transfer to me due to the foreclosure. Ryan from my experience you can't be over 45% DTI. The reason I know this is because I had to shop for a lender that would refi me out of my hard money loan and my DTI was pretty high but luckily I found one here in Texas.
