Hey Danny have you used ISB capital for your HML? Also for contractors I heard Brant Phillips and rent ready contractors are good to use out there for the greater Houston are, good luck with the sale.

Are you talking about a flip or rental, if a rental I like the vinyl that looks like hardwood.

Is this property a foreclosure? If so I'm not sure the warranty from the previous foundation repair will transfer. I'm in the middle of rehabbing a foreclosure in San Antonio that had previous foundation repair done and the warranty didn't transfer to me due to the foreclosure. If your in Houston you can go through Alex dela torre at trinity foundation to check your foundation.

Hey will I think your spot on,I also get 10% off since I'm in the military. I checked out a scratch and dent store and they were a little cheaper than lowes or home depot for new 3 piece stainless steel. I always buy microwave, range and dishwasher.

Hey guys just curious what type of appliances should I use on my current flip, the ARV on the property is 120k. I invest in the San Antonio market and the home is in a older neighborhood, let me know what you think.

Ryan from my experience you can't be over 45% DTI. The reason I know this is because I had to shop for a lender that would refi me out of my hard money loan and my DTI was pretty high but luckily I found one here in Texas.
