@Christopher Malone thanks for the response. I really appreciate it and that is very helpful information. I've been curious about Section 8 properties, particularly in my market in Atlanta, GA. I'm working on acquiring my first property, but I am exploring all my options first.

If you don't mind me asking, how does the Section 8 housing work? Did your property qualify for that before you purchased it? Or was it something you applied for?

@Curt Smith this was a very insightful article. I moved to Atlanta about 5 years ago and would like to start investing soon. I've been reading and learning as much as I can and have a solid foundation related to real estate. The next phase for me is to better understand the Greater Atlanta markets and identify opportunities. In addition to your comments above, do you have any other strategies or suggestions you have to accomplish this? Ideally, I'd like to focus on a buy and hold strategy using single-family homes and duplexes.

Hi Everyone! I recently joined Bigger Pockets! I grew up in Long Island, New York and moved to Atlanta, GA for work a few years ago. I work as a CPA at one of the large accounting firms in the area.

I've been interested in real estate for as long as I can remember. The flexibility, wealth-building opportunities, and entrepreneurial element have always been appealing to me. In the next year, I would like to purchase my first property (ideally, a single-family or duplex). We'll see how it goes from there!

When I am not working (or learning about RE) I enjoy CrossFit, golf, tennis, surfing, boating, and traveling.

That's about it! I look forward to meeting experienced investors and other members that are in a similar situation to myself.

Thanks Kerry! That is very helpful. I've been using that methodology and it has been effective. Unfortunately, the result is a delay in any potential investment in real estate. It's an unfortunate situation, but I think paying off at least a significant portion of my college loans will result in a greater ability to invest in the future.

I want to invest in my first property, but I have a significant amount of college loans outstanding. Does anyone have any advice or suggestions related to how I should determine when I should focus on paying down my debt versus investing in my first property?
