@Samuel DeMass,

I completely agree that it depends on one's local market.  I need to analyze multiple MFHs in order to get an idea of the typical cap rate in my area.  What type of analysis tool are you currently using?  An Excel spreadsheet?  

When you say cash-on-cash returns, are you simply doing the math to determine how long it will take for you to make your initial investment amount back?  For example, how many years of positive cash flow it will take to recoup the down-payment as a calculation?

Dear BP members, 

I have been a BP member for a short time and have already learned a ton about RE investing.  I am a big fan of the podcasts!

I currently own one four-family property and am currently looking to purchase another.  I am currently working on a go-to guideline to use while analyzing multi family properties, and need your help to finalize.  I would appreciate your input in the following:

  • What are the current going cap rates for multi family properties?
  • What is the expected per unit vacancy percentage for multi family properties?

I am looking for this data in the Rockford, IL area (particularly Loves Park, Machesney Park, Roscoe, and the east side of Rockford).  I understand that there are not many BP members in my area with this information, so any data from a comparable area would be very helpful.
