Make $280,000 A Year Wholesaling Small Houses by Matthew Stone

From just looking at the sales page it looks very attractive to a beginner. There is a trial offer where you pay just the shipping and if you decide to keep it your credit card gets charged $43 a month for the next 5 months. The offer looks good on the surface. But here is the kicker, the shipping is $63. I don't think the shipping actually costs $63.

Has anyone bought this course? Any thoughts?

I'm new to rei. My main strategy will be wholesaling. As a newbie my main fear is in the legal area mostly in the aspect of contracts. I know that there is some information posted here in BP about contracts but I'm concerned about specific legalities of real estate contracts in California. I just want to protect myself and my family from any legal liabilities when doing wholesaling.

I forgot to mentioned that this house is worth probably about mid $200s in today's market.

I can't afford to buy her home in a short sale but I'm hoping to pass the deal to another buyer.

I'm pretty sure she will cooperate since she is a friend of ours and especially if it provides a benefit to her. She has another primary home and she cannot afford two mortgages. I don't think she has it listed on MLS. She pretty much decided to let it go to foreclosure.

I think the house was worth about $400K before the housing market crashed.

A few months ago a friend of ours couldn't afford the mortgage payments on her home and decided to let her house go through foreclosure. I don't think it actually foreclosed yet. Her home is in Solano County California very nice area. It's newer home in great condition in a nice middle to upper middle-class neighborhood.

I was thinking about helping her out by avoiding foreclosure and sell it through a short sale.

I am still new at RE investing, but I'm hoping someone here can give me the ins and outs of this possible deal and how do I proceed with this possible deal.

Hi All,

I'm glad to have found Bigger Pockets. I recently decided to get into real estate investing. My main strategy will be wholesaling since it doesn't require a lot of money and good credit.

Right now I am in the learning stage and I hope to connect with experienced RE investors in the Northern California area that are willing to mentor me and build valuable partnerships.
