That's what we were thinking, just putting some clarity to it. I didn't know if there was a standard or something that most people went with. Thank you!

We just got the BP landlord forms and I was looking through the lease and noticed that the "Use of Premises" section has a very specific, (yet vague) amount of time for people to be in the house as guests before they need to be on the lease. 

In the NY forms it says, "Tenant may permit guests to stay with Tenant in the Premises for up to ten (10) days. Any guest staying with Tenant for longer than ten (10) dats shall be considered an occupant of the Premises." 

I didn't quite know how to take that. Would that be 10 days consecutively, monthly, annually? 

Any insight is appreciated.

Hi! I wanted to take a minute to introduce myself to the BP community. My name is Erin and I am pretty new to the Buffalo scene. My husband is born and raised in the Buffalo area and we moved back here from Denver about two years ago. While in Denver we owned a condo that we originally lived in, then rented out, then sold when we moved. 

We purchased a 4-unit in the Lakeview/Lower West Side area last July and moved into the one vacant apartment while retaining the tenants in the other 3 units. The apartment required quite a bit of work, which we did ourselves. We are hoping to continue growing our real estate portfolio through multi-family homes and possibly a few single family homes in the Buffalo area. 

I am excited to connect with people who have similar goals and also to start building up a team of professionals for various investing and landlord needs. We did all of the work on this property ourselves, but anticipate using more contractors, etc. in the future. Looking forward to meeting up with some of you and chatting RE.
