@Josh Kredit-Phelps thanks bud started flipping houses then got into development and then transitioned into these smaller multifamily deals - this deal was an off market deal brought to me by a commercial agent who I’ve bought four other properties from

@Matt Ward  Hi Matt, rent control has been around for a while in other states - we executed on a simple strategy: cash for keys and we got the rent to from $1000 up to $2200 with the master lease

@Stephen Romero Hi Stephen, dont be discouraged about the "expensive" market its all relative we are still much cheaper than other markets San Fran - NYC - London etc instead rather focus on the deal. Make the deal work for you. In any market and at any stage of the market cycle their are opportunities for different types of investors you just need to find out which sandbox you want to play/build in. In regards to losing money in investing yeah I have prob done over 300 deals now and lost money on at least 12 of them - you have to remember that you are not the result from the deal and also use losses as a huge learning lesson on what not to do but also as a tax writeoff ;)

@Niki Sharan Thanks Niki - this is not my first deal I dont want to give you that perspective - I have done alot of deals that were super hairy from mold to foundation and environmental problems I should write a post on some of the deals that went sideways so you can see the good and the bad and the ugly ;)

@Leo Merchant thanks Leo for the kind words - yes hopefully my plan is to grow the portfolio up to 200 units and then see where we stand but I like the under 16 unit deals as the larger the Deals are - changes the structure and the type of equity and debt financing you can put on a deal
