Does anyone know how to find the Dallas tax delinquent list ?

Hello you all,

I have a couple questions regarding the value of homes , rental rates , and estimated repairs. So what are free resources (if there are any) you all use in order to determine the value of a home? Also what are resources you all use to determine the average rental rates for a specific area? Or would I just need to wait to invest until I am really close friends with a realtor and a contractor in order to provide that information for me? Also would anyone recommend a link or book about hard money lending? I'm still confused about how you could use the loan and pay it off in a short amount of time when it is a lot of money that you'll  be borrowing?

Thank you ,

Erinne Hart

Tracy Springfield unfortunately no, I'm reading about it and going to some investor meetings so I understand if you don't want to meet , I have little knowledge about it , I just need something or someone to help get the juices flowing so I can get started if that makes sense.

@Lawson Ott and @Christina Brown

Thank you for your advice , I just don't want my fear to get in the way of getting started so I'll do further research and jump on it. But any profit is a good profit that's true.

Thank you

Hello everyone , I live in the Dallas, Tx area and looking to invest here. I have downloaded two of Brandon's book and have started reading them. I do have some questions to get the juices  flowing. So I have some questions;

1) I am looking for practical ideas and solutions, with that being said , I don't know anyone with lots of money and I don't have a lot money to put down right now since I'm in college so I'm looking into FHA loans. From what I can see it looks like I will have a problem receiving it since I don't have full time job. Should I wait until I graduate in two years to truly get started or should I look more into wholesaling since that doesn't require money down?

2) Would you all recommend hiring a property management company? If so , would I still need to budget for repairs?

3) What would be a good cash flow from a rental property? 200?

Thank you for any advice , also if anyone in Dallas needs a mentee or even could meet up like once every two months just to share knowledge I would appreciate it.

Thank you,

ERINNE

Hello everyone ,

My name is Erinne. I am interested in investing in general , wholesaling , owning rental property, and eventually learning to flip houses once I have more experience and money. I am currently a student pursuing a second degree in nursing. I always thought investing was for rich people , or people that had a lot of money. I am interested to see if this can be a rewarding opportunity for me to build wealth and share wealth and knowledge with my family and friends, granted that I learn how it all works. Any advice or tips are welcome. I look forward to learning a lot.
