Thanks for the replies!  @Brian Eastman are there any books, websites, or readings you could direct me to on how to limit UBIT exposure on leveraged rental income. I'm reading up to 40% tax!  Thanks in advance

Hello BP'ers! A few questions for the tax experts. For reference, I work full time and have started buy and hold rentals for long term investments/wealth building. I currently have a Roth SD-IRA. I'm finding the unleveraged ROI on rentals to be subpar, though want to avoid UBIT from non-recourse loan income. From what I've read, I may be eligible to start a solo 401k if I report income from a business outside of rentals, ie- consulting or services offered.

1- Is there a minimum amount I'd need to earn/report to qualify for the solo 401k?

2- Is there a way to roll over the Roth SD-IRA to a solo 401k account?

@Mat Sorensen looking forward to it!  A quick question for you and @Dmitriy Fomichenko ... if I purchase a rental "subject to" taking over the existing mortgage (maintained in seller's name) - is my SD-IRA subject to UBIT from the leveraged portion of the rental income? Thanks in advance for any insight!

thanks for the feedback everyone! Great advice. I do have a checkbook LLC set up! just wanted to be sure subject to was acceptable.


Also, I read that you can do basic property management (ie - finding tenant) for your own rental within SD-IRA (In Matt Allen's Leverage Your IRA book). @Dmitriy Fomichenko do you have any additional resources you could point me toward to do further reading on this?  Thanks!

Question for the tax experts on BP!! I set up a SD-IRA and am considering the best approach for investing in real estate with the funds. I'm currently looking at a Subject To property that we would take over payments and hold as a rental. If the deed is transferred to my IRA Trust, is it acceptable to operate the rental from within that account? Thanks in advance!
