Hi Sandy! I agree with everyone above for areas to look for a buy&hold. 

Another thing to consider is the out-of-state tax, I'll attach the link to the gov website below. But here's the important part -- "For a nonresident individual, the payment is 8% of the total property sale payment made to the individual. A nonresident entity must make an 8.25% payment."

Dundalk is a great market, in my opinion, for LTR due to its proximity to the city while still being zoned for the county. I have an LTR there. I definitely think you can find something for 175k-200k in that area that's in decent condition!

Hi BP! I found this website about an hour ago after I purchased The Book on Rental Property Investing by Brandon Turner. My mom, best friend, and I are trying to get into rental property investing and are researching where to start. We are compiling resources and contacting as many people as we can that are already in the industry to gain insight and build our network. Our current favorite person we follow and use to learn is Doug Depte, any recommendations of similar investors to follow would be appreciated. We are having trouble figuring out exactly where to start so any advice is welcomed!
