The foundation of this post is based off the wholesailing buisness model and pulling a targeted list for cold calls. Lets dive in.


 I had a discussion with a wholesaler that said "Don't call absentee owners list". The foundation of their stance was an absentee owner list alone doesn't have enough motivation built into the list to be worth the money. 

Progressing into the conversation  I learned she had the ability  to  filter, extract, and make a list smaller/more targeted? Meaning she was able to add relevant x factors that "screams" motivation. To any list she pulls; absentee owner, tax delinquent, probate... ect 

How can I do the same when pulling/buying list. I'd like to have more targeted data.

Hey everyone, hope your day is going well. I have a question. 

1. What skip tracing services are you using?

2. What percentage of phone numbers are you landing?

3. How accurate are those phone numbers?

To clarify, I'm skip tracing for the Wholesale buisness model, so i can cold call these owners, in an attempt to get them to sell me their house.

As a side note, I'm also open to helpful tips in regards to both skiptracing and wholesale buisness model

Who do y'all use for skip tracing? All I really need are phone numbers. I want to know.

1. The cheapest 

2. The best value for money

3. Does yours scrub for the do not call list

Does anyone know the best Wholesalling course for 2020? I'm willing to invest in the info; I just want a course with all the info needed to get started and scale, when the time comes. The reason I emphasized 2020 is because I know the game changes, so I want updated info.

I'm a wholesaler who's about to start doing deals in DFW Texas. I have a question. Recently- I've had my paperwork that originates from another state, looked at by the title company here in Texas. 

They're awesome and have me a lot of feedback. Long story short,  my contracts are virtually useless- here in Texas.

My question, since that title company had the ability to breakdown the contract l, explain the legal parameters.... ect. Is it common for a title to company that's investor friendly to have drafted contracts of their own or draft contracts on request? 

I'm new don't want to ask the title company a stupid question.

Hello my fellow Texans! I'm looking for an investor friendly Title company in the DFW area. Does anyone know of any that work with wholesalers, that are comfortable with double closes and assignments? Thanks in advance. 

This is a concept that confuses me, so I'll ask the community. 

Obviously- if you have private money on your side, that'll add rocket fuel to your  buisness. Here's my question, how does return on investment work for the private money lenders on buy and holds, whether it's single family or multifamily? 

Do you agree on the percentage return they recieve? Do you split the cashflow 50/50? Exactly how does this work for the private money lendors?

This might be considered a stupid question but I honestly couldn't find the answer on my own. 

Where do I go to find my cities foreclosure auction? As in auctions people are physically going to to bid on these homes. The goal is to meet cash buyers.
