Ok, nice, I can appreciate the idea of add-on's for sure. Great suggestion @Jay Hinrichs. Though, I suppose it would still be a good exercise to do these extra aspects of a search for practice, mostly since I'm looking for myself too! 

That said, are there any extra clever places you recommend looking or is everything pretty much covered above?

Hey everyone! I am a title abstractor and reviewer with 10 years experience in multiple states. I've met various scopes from vesting title to 150+ year land-patent research for the oil and gas/energy industry, as well as power and pipeline ROW (right of way).

However, I've started researching some foreclosure title for myself and to help some flipper friends in return for investing advice. This said, I wanted to inquire/double check with some fellow professional title agents that I've got all the "rocks" I'll need to flip over neatly accounted for when dealing with *city properties. (We don't usually run city tracts as our grid systems and/or lines are hundreds of acres and usually in more rural areas). So, basically things like zoning issues, back utilities, permitting, etc. is what I'm hinting at.

I realize all states are different. But in general, everybody gets their chain documents from the clerk's/recorder's office. Then check the civil/supreme website or hit up the case-specific computer in the courthouse set aside just for liens & judgments; usually in prothonotary/clerk of courts. Then, of course, visit real property/tax department for past due/current payment status of all taxes. Mapping and GIS are great too, but we'll stick to the nuts and bolts here.

My question is, with regard to providing high quality, investment-savvy title research, do you also make a habit of jumping down to City Hall or another series of municipal buildings to check for zoning, permitting, and utility issues in addition to your courthouse work? *This is the new aspect for me, so if you guys have any extra tips like "try calling the utilities rather than doing a search", or "always double check with the zoning & permitting boards if you plan on doing STR for air b&b licenses", or even seeing if there are any extraneous departments that can cause headaches later like city inspector or the fire marshal, or some other thing that would be good to know about.

Good morning everyone! I'm researching the concept of investing/acquiring pre-foreclosure and foreclosure properties for STR/MTR/house hacking. I have a strong background as a title abstractor, so I wanted to see if my research skills could help me land a nice deal or two this year.

That said, as a newbie to the field, I wanted to see if anyone could tell me on the example listing below, is the listed price the "buy-it-now" price, or can it be negotiated? If the latter, is there a certain methodology to conversing with banks about their REO properties?

I'd love to connect with any experts out there on this topic. Any relevant article/book recommendations are welcome also. Currently listening to "Bidding to Buy" on audible.
