@ David Thanks for the info. I have not heard of him before. I will look into that one. 1031s are also a good idea. I have not educated myself much on those up to this point but maybe its time.

@Bill Ham- Gene Trowbridge, I know he is the master of syndication. Ive seen him speak before but it was years ago and I was super green then and barely understood what he was talking about. Thanks for reminding me, I have some of his materials somewhere! Ill look into the website.

Man this post had made me realize that over the years, I have acquired most of the educational resources to get this done, I just need to refocus and revisit them and employ the strategies!

@Brandon Thanks for your reply! I have read that book already and it was great. I will have to revisit it again now. I have had some great mentors, partners, analysis tools, and education already about MFUs.

We know what deals we want, where we want them, know how to "talk the talk and walk the walk" in the MFU realm but just don't have the capital for down 20-30% down in order to get traditional financing on most of them. We submit LOIs and offers and get usually what we want but then it comes time to put up the down or even a POF and then we hit the wall

So where I really need help is the best way to bring an equity partner(s) on board to put up all or most of the down payment when we have little or no track record in the MFU realm BUT we know HOW and WHAT to do with them, we just have not technically done it.

With the new REG D changes at the end of September, Im also trying to figure an (ideally) un-complex way to be able to structure potential private lenders to help us out too.
