I have been investing full time since 2007.

When the REOs dried up, we were the first in our market (2011) to begin using direct mail and getting our portion of market share of motivated sellers who were not aware of the rising market. 

Ive been niche focused on probates, vacants, DFDs, under managed multis and distressed properties since 2011 and certainly as the market increases, the urgency has been disappearing from seller discussions. 

Is anyone operating a in a niche where there is motivation and urgency to sell a property at a FAIR price? 

Is anyone TRULY getting incoming lead gen from their marketing? 

Im curious to know what REAL investors are doing. Not looking for those webinars telling me how sellers beg them to buy their house (LOL)

Great convo guys....maybe worthy of a facebook live discussion. The book (actually we have three to serve several niche markets) is working well right now with the influx of new investors. It serves as great credibility package as well as valuable info. Keep up the great work.

Most attys are mentioned in the file or publication...with that said I have chosen actually to not contact attys since my experience has always been that attys have golf buddies who are realtors and generally list the property or have a way to dispose of it. So I guess that leaves an opening for you to earn your way in and become “the guy” but my experience has always been that attys who handle probates are often deal killers.

My final thoughts are for you to go for it. If you have a passionate direction of marketing to attys I believe you will be successful

@Ryan O'Bannon thank you for the exchange. We are looking for descendants name, last known residence, PR name and contact info. We are now texting and calling reps, searching for them on Facebook as well as mailing our good ole fashion genuine letters to them. We have also now created a website offering a book that is filled with FAQs about the process, links to important documents, directories of legal information and attorney referral information. We are also going to test running an advertorial publication in a few select papers and magazines to see how the responses are. I will tell you one of the greatest weapons we’ve had is receiving other investors/agent letters and postcards from sellers. This gave us a lot of insight as to who is marketing but also what they are saying. I took it a step further to see WHO is actually actively working these leads and out of 17 other marketers, NONE answered their phones, three returned the message and based on the way they handled the situation we are not to concerned with them being able to close much. Plus we also validated that we have the most unique and authentic process for acquiring these deals. Our smallest probate deal this year was $68,000. 👋.

I’ve been a long time probate investor that is currently revamping our whole process and stumbled upon some excellent data which will help our unique process, find info faster and allow us to reach out to personal reps in multiple ways. Curious to who is successfully doing probates and if you buy your leads or get them direct from courthouse? This group ROCKS.

I have been meaning to get to this event although every time its held, I am in Michhigan. Keep me posted for the July event and  Ill be there.

I spoke at Gregs conference in Vegas that year....and I am no guru. I have spent hundreds of thousands of my own money to learn one simple little strategy that could help or tweak my business and I have spent nearly $60,000 of that money with Greg. My HUD statements speak for themselves and I am not here to prove anything but I will stand in Gregs defense that he is the most anti guru teacher I have ever known. He despises those people and while I will not cast judgement on those who are quick to judge others, I can personally attest that Greg has invested 10 fold into me as a human, husband, father and investor in exchange for the little money I have given him in exchange. Do your homework before you throw your venom. Typically the words you cast out onto others are the deepest secret thoughts you have of yourself. For the record, there were 263 people at the event. I know cause I stood at the front and counted them prior to going live. Ill stand in front of Greg and give my testament as to how he took me from a wholesaling bad *** in my market and showed me how to slow down and build wealth which allowed me to exit from my company and move to Florida within 2 years of changing the way I did business. I know. Im living proof of what good guidance can do for people who do not have unrealistic expectations.

I suggest finding a local mentor who is active in the buy/sell RE business not strictly just a coach/mentor...
