Thank you to everyone who replied, I kind of lost hope based on all the responses I was reading on older posts asking similar questions. Now I feel all good to go for it, I will be looking into either a CRE loan or a DSCR loan, I was just wondering if they would even consider me. Thank you guys so much!

Hello all, I have the opportunity to buy a rental in my area off-market that makes sense for the first time but I want to know if I will actually be able to refinance it if I get it. I am a college student with no debt, but my income comes from flipping cars as well as other side jobs. I've saved enough to put 20% down as well as any other repairs that may come with the property and I know I can get a hard money loan. Before I go for it I just wanted to make sure I can actually refinance it or is there no one who will approve me.

@Cecile Poyet The real estate market is currently at a very high point in many places around the country and is predicted to fall within the next 2 years. However these dips in the market mainly affect bigger cities, which I understand you are in but san fransisco has a very high barrier. It depends on what you are looking for, but if you look at more rural areas, I not talking about 50k homes fixed up in the middle of nowhere, but you can but a house in fort worth Texas for 100k in the current market. You should consider out of state investing if you are in San Francisco, there are many podcasts on the topic and I beleive David Greene has a book on long distance investing.

This podcast was very helpful, it was a nice overview of many different aspects of flipping. She makes her number of 8-12 houses a month seem so easy, while I'm over here thinking 8 a year is more than enough for me. Also she reminded me about the idea of online marketing, which is probably a really helpful niche to get into in this day and age.

I dont think it's dead, I think it's at a point where smaller investors really need to start looking at different ways at finding deals. I've never done it myself but I find it weird that in the podcast whenever it comes up Brandon always says such great things about it, but whenever I get on the forums all I hear is that it's a waste. Direct mail and wholesalers are probably a good way to go at this point, I feel like everyone jumps onto bandwagons and flipping is one right now, but when enough people lose their money I feel like people will go back to fearing real estate.

Hey, I'm a 18 year old college student in Sacramento California looking to get into real estate investing. I am planning on taking the test for my real estate license soon, and I hope to help/learn to flip houses with my dad for the next year or so then do them myself. Due to the fact that my parents will allow me to stay with them as long as I want I hope to flip houses till I have enough money to start buying out of state rental properties, due to the fact that finding cash flowing properties is very difficult here. I have been looking into the Fort Worth/Dallas market, but I have a little while before I can actually apply for a loan because I currently have no income.

Hey, I was really looking forward to watching this weeks webinar as my first, and once the time was up it for the countdown all traces of it disappeared, I was signed up and now I'm really confused as to how I'm supposed to watch it. Is there something I'm misunderstanding or missing?
