I have actually not narrowed down my search criteria yet. Firstly I wanted to understand how and where I can find turnkey companies and syndications in Europe. In UK it's farily straight forward, but for the rest of EU I find it really difficult.

Do you have any tips on how/where to find information?

Hi all,

I recently posted here to get some tips for more hands off investments as I have limited time. Got some really great replies, especially regarding syndications.

As I am based in Europe, I would prefer to start my investment journey here. However, I can't seem to find anything similar to Real Estate syndications in Europe (except a few in the UK). Does anyone know if real estate syndications (or anything similar) exist in countries like Germany, France, Spain, Switzerland etc?

I didn't know what syndications were, and have now started to look into them. Have ordered the book the hands off investor and started to listen to podcasts episodes talking about syndications.

As I see it from the replies, there are a couple of options;

1 - Syndications, which seems to be the most preferred here. I like the idea of this as you I'd take advantage of the knowledge of skilled RE investors. I also like the idea that the operators also have their own investment, and only get paid after investors have gotten paid.

2 - Partner up with an individual without capital, but more time and skills. I do find this a bit tricky as it's difficult to find a good partner that I would trust. 

3 - REITs. Would not prefer this as there are a lot of middle men as mentioned, and then you also have the trading/stock market risks as they might decrease in value.

4 - Turnkey. I have looked into a couple of turnkey investments, this might be an option but have been put off by RE agents trying to promote turnkey properties with exaggerated returns.

Hi BP, and thanks for a fantastic podcast and community!

I recently sold my company which gave me a lot of capital for investments. I already invest in stock market via ETFs.

However, I really love the idea of buy-to-let as an investment as it both gives yield from rental income, and hopefully appreciation. Additionally, it does not go up and down in the same way the stock market does.

However, I have very limited time. You can't be best at everything, and I would truly prefer to work on my new business instead of spending time on rental units. I realize I can't be great at everything.

I have enough cash to invest into RE that with a fairly good yield (4-5 % net) would cover all my monthly expenses.

Now is the question; how would you invest this? Would you try to find a partner, and in that case how? Would you put it all into REITs? Would you do Fundrise/Crowdstreet?

My main concern with REITs is that they still have the trading risk like the rest of the stock market.

I would probably prefer to invest one part in Fundrise/Roofstock One, and also find a partner to invest directly. I've no idea where to find partners, how to team up and what a usual partnership would look like though.

Would love to hear your thoughts and what you would do!
