What is the typical turnaround and return you want when you invest into a property lets say a flip. I know its dependant on the condition but generally speaking. I would just be investing money not helping with the projects. So what are fair numbers in a scenario like this?

I was listening to a podcast recently and they were talking about finding an asset that grows at least 12% a year.  What type of assets could those be ?
