Bigger Pockets Community,

The Valcap Group is under contract to purchase Overlook at Indian Trial, a 168 unit, 2017 vintage, multifamily complex in Kingsport, TN with a going in cap rate north of 6.5%. We are opening this opportunity to accredited investors in ann effort to expand our LP network. I have included a link  below with the offering, ValCap's background piece, and a case study on the success we have experienced in the Kingsport region so far.

Let me know if you have any questions about Overlook or if you would like to connect about future deals!

Hey BP Community,

Is this 506b or 506c raise?

Remember to stay compliant with 506b raises, you normally can't advertise or generally solicit funds.

There is a good podcast Mauricio Rauld and The Real Estate Syndication Show if anyone needs a review.

 Hey Bruce,

This deal will be a 506C listing. We typically go the 506b route and advertise strictly to friends and family, but we felt this would be a great opportunity to expand our investor base and share what we are doing with a larger group of folks. In any case I'll check out that podcast, thanks!

Hey BP Community,

I lead fundraising at The ValCap Group, a multifamily owner-operator based out of Dallas texas. We have exited over 11,000 apartment units averaging an IRR over 30%. Our current portfolio sits at ~5000 units and our primary markets are DFW and North East Tenessee.

We recently put under contract a 2017 vintage, 168 unit, multifamily property in Kingsport, TN with a going in cap rate north of 6%. As the second largest owner-operator in this market (~1400 units), we have a strong understanding of the Kingsport/North East TN market. We believe this new acquisiton will be a home run for long term cash flow as well as value appreciation. We are currently seeking Limited Partners for this project however, we also have the ability to facilitate a handful of 1031 exchanges via a TIC structure. This could be a great opportunity for an investor who is looking to place their exchange in a passive multifamily investment with an experienced operator.

If this sounds like something you would be interested in learning more about, please reach out and I would be happy to share with you more information about ValCap as well as the investment offering. I am also happy to speak with interested investors who are not looking to place an exchange.

Thank you,

Erik Fishman

Rich was very kind anytime I reached out to him and gave me a few tips. Hope this deal works out!

I'll let Rich know you had good things to say! Thanks Mo.

Population has grown by 120,000 in DFW during Quarantine alone. I agree, no end in sight!
