Any recommendations for a home inspector in Transylvania County and in particular Brevard?  Looking at purchasing a home and need a reliable inspector.  Much appreciated!

Thanks for the tips!  I usually respond in an email with the bullet point list of the “owners” requirements, but sounds like I should change them to questions and tack on a few. Thx.

For the most part everyone really seems to like the place. It’s usually when they get home they’ll email me it’s out of their budget.

Thanks Chris and Brandon. I didn’t hire a PM this time since it’s our first rental and I wanted to learn some things about PMing my own property. But it is starting to become a hassle. I’ll give it one more month after lowering the price before throwing in the towel and hiring a PM.

Thank you. It's a fully renovated duplex so no one has been in it before. Based on Zillow and FHAs FMV numbers it seems to be in the spot, but perhaps it may be too high. When should I drop the price? Another two weeks?

I do get a lot of inquiries, but when I respond with the minimum requirements I don’t get much response after. We are in February so I’m chalking it up to the off season too.

So you recommend having people apply first?  I’m using Innago, so they charge $45/app. I’d hate for someone to spend $45 on an app for a property they haven’t seen, but the way it’s been going I may have to.  Thanks.  

We recently placed a duplex up for rent on Zillow, FB Marketplace, etc and on the description I clearly have the  minimum requirements listed (600 credit score, 3x rent etc). When prospective tenants reach out, I then again send them the minimum requirements and ask if they meet them. So far I’ve shown the unit four times with zero applications and one with a couple of evictions. Three of the responses are because “they ran the numbers and the unit doesn’t fit within their budget.”  What am I doing wrong?  If they don’t meet the quals, why are they still requesting to see the unit?  Any other suggestions on how to prevent these instances from reoccurring short of having them apply before I show the units?

Kind of a pile-on, any lenders that ya’ll recommend for STRs/vacation homes in Western NC? I am interested in learning more on the 10% down for vacation homes/STRs.
