@Harrison Sharp I think it would be best to track how many leads it takes to get a listing, then we can figure out a cost/split.

@Lisa Walker We would want someone who would take all leads. We get leads all over DFW.

Hello! We do a considerable amount of marketing and are looking for a hungry agent to work our retail leads. We would be able to provide at least 5 good leads a week to work. I know there are some legalities about agents paying a a referral fee so not sure if we need to go that direction or just charge per leads but I feel like someone motivated good get quite a few listings! We would provide the CRM with all property info for you to work from. Thanks!!

@Andrew Smith You need to find a HML that will lend to you without an appraisal or does an in house appraisal. That might be hard to find if you have not done a deal before or have not worked with a hard money lender before. Im sure they are out there though just need to start calling, easier said than done.

@Brandon Richards I think its a great idea to have a va pull those addresses! 

I don't think I would mention the pool looking bad, Im sure they are aware of it! But they might have the motivation, Im sure if money was tight the first thing to go would be the pool.

Who are you using for a mail house and your lists? Also where does dcad show ariel imagery?

@James Perez I would hit up other wholesalers with big buyers lists. They will take a cut but can usually sell for a higher price. Another good place is all the dfw investment groups on facebook.

How Long Have You been Sending Mail : About 1 yr

How Many Pieces per Month: 2,000

Yellow Letter/Postcard/Other: Similar to a letter

List Criteria: Driving for Dollars List / Absentee over 40 w/50% equity

@James H. For tile I pay about $3/SF labor only. I was planning on doing vinyl for the house Im working on now. Ive heard a lot of good things about it even in Dallas.

My opinion would be;

If your renting it, it would not matter.

If your flipping it, it might matter if the buyer brought it up, not sure if you would have to disclose it if the previous owner was the one that did it. I do know you can disclose it and still sell it, just might need to discount the price a little.

To try and go back to get it permitted probably would probably cost a lot, cutting holes in sheetrock..

@Account Closed Im not sure this list works in Texas. I have been looking into this myself. According to Dallas County Public Works, per Texas law, owners are delinquent if they have not paid their taxes by Jan 31. Then the properties are turned over to the counties private attorney to be struck off by April 1st for "business personal property" and July 1st for everything else.

So my understanding would be that if you got the list on Feb. 1st and worked it before April or July you might have a chance???
