Wow, these responses have been amazing. Thanks for the replies and advice. It's great to find a active community of other landlords so that we don't have to just wing it and hopefully we can avoid a couple mistakes along the way.

It's common for tenants to pay for electric and heat in the area we in. I think we're just going to charge typical market rents for now and will seriously consider switching out the heating units with the recommendations about when they eventually die out.

I just picked up a duplex where both sides are being heated using electric baseboard heaters. The utilities are split and the tenant is going to be paying the electric bill which includes heat.

Just curious to hear if anyone in a similar situation drops the rent for a rental by $25 - 50 because of what will likely be a higher than normal utility bill.
