Hi all - I'm in a hot sellers market where properties are not appraising. A motivated seller has approached me directly asking if I am interested in purchasing a property in a stellar location. Note that no agent is involved and we've agreed to proceed if we can agree on a fair purchase price. If the house appraises, we're both happy and can close on the deal ASAP. However, given my recent experiences, properties in this submarket are simply not appraising. Does anybody have any advice on negotiation strategies, solutions to consider or creative ways in covering the gap? I'm hoping to wrap this deal up so any insights would be greatly appreciated!
Any recommendations for a great MORTGAGE BROKER in or near Boulder? If you're currently an investor and have established a long term relationship, done several deals with this broker and highly recommend them, I would greatly appreciate it if you can pass along their information! I'm specifically looking for a broker (not banks or mortgage companies) please:)

Can somebody help me understand the different types of lending please? Mortgage banker vs mortgage broker vs lender vs private lender etc. It would be helpful to understand the different options for financing a deal and the advantages/disadvantages of each type of lender.

More questions:

1) which lender to use above/below a certain price point

2) strategies to be considered when first starting to invest. For example, use larger banks for first few acquisitions and then combine and re-fi with a smaller local bank or credit union

I own in CA and just moved to CO. I'm looking to invest in multifamily buildings in CO but am also open to growth markets out of state. Bill S. I am also interested in multifamily acquisitions. I'm ready to pull the trigger ASAP if the deal is great! I have cash and have also been pre-approved for a good amount. Looking for multi-family buildings and/or partners. My goal is buy/hold and cash flow so open to other areas in CO as well as other growth markets outside of state. I'm planning on attending an REIA meeting to learn more about the business and network. I'm very serious about this so hoping that the attendance isn't filled w people try to sell their products...do you have any recommendations for a particular REIA? Hoping to create a solid network of professional and trustworthy people!

My name is Erika and I relocated to Boulder from Los Angeles 5 months ago. I am very interested in investing and I'm hoping to connect and learn from experts in the area. I would like to build a network of reliable and trustworthy individuals that are in any way shape or form involved in real estate - investors, agents, brokers, lenders, CPA's, tax attorney's, financial advisors, property managers, insurance agents etc...I currently have 1 rental property and my goal is to expand into a comprehensive portfolio in the Boulder, Denver and Summit County markets!
