HI Howell,

203k loans are fantastic, but you need to live in the house as your primary residence for at least one year. After that, you can sell and keep the profit with no cap gains (I am not an accountant, yada, yada, yada) since it was profits from your primary residence...although for cap gains, you may need to live there for 2 years. Additionally, all other FHA loan rules apply. Hope this helps!

Hi BP community,

I'm so glad I found BP.  It seems like a fantastic community.  I've got a fair amount of experince in and around homes from my career in the home energy business working with contractos and the like - espcially in renewable energy.  I've always looked at houses and kept track of the market and now I am looking to start actively investing.  I am gonna go slow and learn as much as I can, but I also will get out there and start looking for deals.  I am interested in learning more about wholesaling to get started.  I look forward to interacting with the community!
