Thanks everyone for your responses.  I am buying in Houston and it seems it is about 50/50 on whether the washer/dryer are provided and a little more common for the refrigerator.  I have been told by some investors in the area not to provide appliances as they will break and then you will be responsible for fixing them.  And I have been told by others that they always provide then and charge for them

Do you always provide appliances in your rental properties, specifically fridge, washer and dryer? If so do you charge extra for them and if so how much?
