Hey all,

What is your usual checklist process when you see a property that you like? Found a nice out of state spot and Im curious how you all would approach this after an inspection.

Duplex, C+ hood, seller down to handle repairs

Cant househack as Im married with child. Being that Im smack dab of Los Angeles, i can only LOL hysterically in regards to buying something local.

I hope Bassma ran away from the deal on that house!

I have not made an offer yet and yes, this is my first rental. No local team yet. I am just flush and ready to travel, get a feel for the neighborhoods, and look for some REI-friendly realtors to find some off-market deals.

Been sitting on the sidelines for awhile and im prepped and ready to act.

Im going all cash on one multi-family property for good cashflow (which is my #1 desire). 

What are some things to look out for that buyers dont expect when taking this route?

Ca investors will not do their due dilligence to invest locally. Their presumption is always to go out of state. Once the CA multi family acquisitons achieve market rent in a couple of years, actually the rental yield numbers are as good as OOS.
