I do apologize, I do not know your market.  What if they were to add 75% of the rental income to your income, would that bump you to maybe $250K-$300K purchase price?  Either way you'll have to run your numbers upon purchasing your home, if you're going to rent it out after a year or 2.  The BP calculators are a great feature to use.  Also.. thank you for your service !!

@Ellis Paulk are you torn on buying a single family property? There are a ton of house hacking articles on BP. You can buy up to a 4 unit multi family with your VA loan. Live in one and rent the other 3 and if you run your numbers you could pay less than that property than you are paying for the room you are currently renting. I am in PA so I am not sure about FL, but in PA you can use 75% of the income from the 3 units you aren't occupying as income added on to what you are currently providing as income. That should increase your buying power as well.

Are you stuck on a Laptop?  I'm a licensed agent in PA.  I have a laptop and an Ipad pro.  My laptop stays home anymore.  I have the cellular version Ipad and it costs me $10/month for unlimited data.  No need for WiFi or a hotspot, since I have unlimited data.  It will run all your office programs and they convert back to your PC by using One Drive.  If you have any other questions, just ask.  This is just my personal choice, not meant for apple/android/windows debate...

I am a licensed PA realtor and I use a web based program called Less Annoying CRM.  It will run you $10 a month.  It will sync to your tasks and calendar.  It is quick to learn and should be more than enough for wholesaling.  Also first 30 days is free.

Hello BP, I am a PA realtor/ newer investor looking to close on a 2-3 properties by end of year.  I am located in North East PA in Lehigh Valley, near Allentown, Bethlehem, Easton.  I am looking for an accountant that is obviously comfortable with real estate and can help me with some structure of my deals.  Thanks in advance for your help!
