@Michael Doherty, any electrical work would absolutely be performed by a licensed electrician.  My OP was questioning whether I could do the asbestos abatement myself. 

For your K/T props, you were able to get home insurance with the K/T wiring in place?

Thanks @Ryan Luby.  Your advice validates our approach.  To account for the additional costs, we are considering countering with a drastically different offer than what what was originally accepted, with walking away a true possibility if the seller won't work with us.

My partner and I have our first duplex under contract.  The home inspection revealed the following big ticket items:

  • Possible asbestos in the following locations:
    • Popcorn ceilings of Unit 1 (peeling, must be replaced)
    • Attic insulation of Unit 2
    • Basement tile of Unit 2 (badly damaged and crumbling due to water damage years ago)
  • Windows that need to be replaced (exterior shingles are asbestos)
  • 60 Amp service boxes and Knob and Tube electrical throughout

I'm looking for advice from the BP community on these issues.  I have the following questions:

Can the homeowner (me) legally perform the asbestos abatement if they follow all safe protocol to remove?

Does anyone have experience replacing windows on homes that have asbestos siding?  Can you do it without requiring asbestos abatement?

What is the ballpark cost to gut and replace the knob and tube electrical system on a 2700 sf duplex (side by side, 2 story plus basement and attic)?

      Hi all,

      I’ve already gotten so much positive advice from the BP forums and I appreciate everyone sharing lessons learned and best practices.

      I’ve house hacked in central Connecticut for a few years now and am ready to make a splash into a MF rental purchase. The MF market in central to northern CT appears to be isolated to a few towns such as Enfield, Windsor Locks, New Britain, West Hartford, and Middletown.

      I would love feedback on where people are getting good cash flow, where the tenant retention is solid, how people are finding deals, and really any other lessons learned in this market.
