I am very naive when it comes to taking advice. I am just starting out in real estate still learning l, haven't bought any properties and I'm not ready to yet. BUT what I was planning on doing was getting an FHA loan and house hacking within 2 years. However, I just read on Instagram from this real estate investor that he recommends putting no less than 20% down on any property and does not recommend an FHA because of PMI and if the market goes down it will be hard to get cash flow so now I am having second thoughts on an FHA. Could some experienced people please give me some advice?

I am very new to real estate investing in fact I am still reading books and I am not ready to get an investment property yet. I just keep hearing about getting rental properties or financing with no money down or low money down. What I am wondering is if this is actually possible or is it more like a gimmick and am I better off just going with an FHA loan or conventional loan? Any advice would be greatly appreciated, thank you.

I am very new to real estate investing. I am currently reading Brandon Turner’s book about investing in rental properties and I am learning a lot. Something that I keep coming across is networking, finding a mentor, etc. To be quite honest I am worried about networking and finding a mentor because I am nervous I am going to get swindled or get pushed into doing something I do not want to do. I do want to go to local meet ups and meet experienced real estate investors I’m just not sure what to expect and I’m nervous about it. If there is any advice anyone can provide I would greatly appreciate it, thank you.
