Don't put off repairs and maintenance on important things like roofs in questionable conditions.

Always follow your standards when screening tenants. Don't lease to anyone with the intent to "help" them or just to fill a vacancy quickly.

Great to hear of your success getting started. My wife and I have purchased our first duplex after three years of reading, listening, viewing properties, making an offer and learning a big financial lesson, viewing more properties, reading some more...

We purchased in early June 2017 and are working on some finishing touches in one unit hoping to start advertising soon.
