Pricelabs has made me more money than I’ll ever pay them. Even after two years with them I still question their high prices, yet I’m always booked. I’d be way too conservative.
Thanks so much for your input! What service did you use to automate the messaging? My goal is to provide the best service, of the best airbnb, that is offered at a competitive price in my town that locals and travelers would enjoy staying at and plan to come back! Just want to make sure I am set up on the customer service side to provide the best experience for each person booking!

Hey there everyone! By December of this year I am hoping to get my two airbnbs up and running.
Looking for recommendations that people use as a STR Host, anything to help manage to property (I will be self managing) as well as any subscriptions for market analysis and book keeping!

Hey all,
New to real estate investing but my wife and I sold our home yesterday and we close on our first investment on September 1st! It’s a 3,250 sq foot commercial space that has a residential unit up above and a commercial space down below. We will be living upstairs and house hacking because my wife’s business will occupy the downstairs. Here’s my question, behind our property is a carport owned by our soon to be neighbor. My short term goal (next year or two) is to offer her a price on the carport because my wife and I would love to tear it down and build a small, simple, 2-car garage to have for the apartment to add value because right now it’s just public parking. Does anyone have experience doing something like this? Would love all input and advice! I’m wondering what the process is to submit an offer on just the car port, discuss our plans and then talk to the city.

Hello all!
Starting in September or October I will be renting out a 1 bedroom condo in one of my local areas. Very excited to see where my real estate journey takes me. In the mean time, a local resident in the complex offered to "rent out" my parking space that I have in the heated garage. Just wondering what your guys thoughts are if I should create a contract to agree upon that states approval for rental of the parking space on a month to month basis and the landlord (aka me) can cancel and reimburse the tenant for any unused days in the event of a new Tenant moving into the condo while we prepare the unit for cleaning, organizing and anything else that needs done before we officially rent it out.
Looking forward to everyone's input and advice!
Was thinking I don't want to start out first with "a verbal agreement" between me and the neighbor to rent out the parking space because I can see that not ending well for any reason.

Beginning to start my real estate journey in the Chicagoland area. As a current furloughed federal employee I’m even more motivated to get this ball rolling. I understand through the right strategies, deal analysis and patience I can achieve my goal of financial freedom.
