Thank you everybody. I'm ditching the dirt and merging with a second practice that has more ops. I'll be the sole owner of the practice, yet still under a lease. Oh well, Hawaii is expensive. Mahalo for your replies. 

@Jai Reddy Great idea! I just need to build somewhere but you’re right if it’s prime real estate what could fish the most dollar?

I want a piece of prime land to build my dental practice and house a couple other tenants. It’s 2 million and over my personal budget.

Here’s my idea:

“Partner” with a few other investors to purchase the land. But they would be bought out of the partnership at the time of refinance after full construction. I would simply pay them a percentage for partnering temporarily like they were a hard money lender.

Does that make sense. I’m new to this. All I know is I want that land!

I'm looking to buy a lot to build a new location and move my current business into it. I'm a dentist, looking to expand and add partners. I am looking at the long term benefits of land and building ownership, but I'm realizing how expensive the lots are. Any ideas of possibly partnering with another business that could share the space? Or getting investors to help with the initial purchase? 

The lot is 2 million and in a prime location. The non prime lots are smaller, tucked away and more like 700K.
