Yes, we're learning that Vegas is pretty crazy with regulations, BUT doable so that's our current target market.

If it's anything like the Las Vegas market, a "resort casino" specifically could hamper your STR potential purchase pretty substantially. In Henderson, NV there's a 2500 mininum distance requirement from a resort casino so make sure you confirm that you're even able to operate before jumping in.

I initially thought to myself "Wait.. that can't be right! Isn't that a bonus??" then looked at a recent appraisal and the pool was a -$10k line item in the appraisal. 

So far, I'm leaning towards an underground pool since it can be used all year round, but if I find a property that has room for both, then I may try to incorporate both amenities since families and the older crowd are my preferred avatar.

Very good points and to add, I'd also need some net or fence around the court to make sure the balls don't fly into the neighbor's yard.

Looking to add either a pickleball court or a swimming pool to a limited size backyard in a desert area like Las Vegas or Texas. 

Has anyone looked into the ROI comparisons for these amenities and decided one over the other? I'm leaning towards the pool since it has a broader appeal, but the pickleball court is such a trendy amenity these days.

For out-of-state STRs investors, is it normal for a cohost / property manager to insist on creating an OTA listing on their account to better streamline their systems? Seems like a potential issue if I stop working with them in the future and lose all access to the listing completely.

I currently manage an STR in my local market, but a property manager I spoke to insisted that they handle all the setup on the OTAs vs having the listing under my account and giving them cohost/PMS access.

This is my first time dealing with a property manager so I was wondering what everyone's experience is like in this business relationship.

Secondary question:
As an experienced cohost, do you care if it's an old or brand-new listing?
