I would be interested in learning more about this project from the partnership side @Richard Libutti.  Sounds interesting and I'm in Denver as well.  

@Tracey Geary To expand on your last point, you touched on something about real estate that isn’t always prevalent elsewhere - what you learn on the deals you don’t do almost always inform the next deals you analyze.

I find that deals coming around again is a tribute to the way you interact with people. Not surprising a deal in the same complex found you or vice versa.

@Steve K. It seems there always is another deal to analyze ....

@Jonathan Paul Shortt This is the one thing many people tend to overlook. What works for you dm may not work for me and vice versa. Everyone has a different set or pressures and talents. Good luck with the BRRRR. that's beyond my skill set.

@Dallon Schultz I agree it is a matter of conviction. To take the phrase from the NBA - trust the process. All any of us can do is make the best decision possible with the information we’ve gathered and trust. That’s half the fun, right?

of the deals that didn’t close .... lots of bullets dodged!

@Loren Clive that’s a tough one. Dare I ask where the vacation home is located. Hope you can use it at least.

@Dennis Cosgrave I agree everything happens fo a reason. And because most deals fall through sometime between lusting and closing....I generally don’t regret. Since there’s always opportunity somewhere it should feel right on all levels.
